Questions
Hail and storms
How do I know if hail damaged my roof?
From the ground you usually can't. Look for dents on metal vents, gutters and patio covers, and for granules collecting at downspouts. On the roof itself, hail leaves soft bruises and dark spots where granules were knocked off. A close inspection with photos is the reliable way to know.
Should I call my insurer or a roofer first?
Many homeowners have the roof inspected first so they know whether there is damage worth claiming. If there is, the dated photos from the inspection give the adjuster something concrete to compare against when they visit.
Are impact-resistant shingles worth it here?
In a hail-prone area they often are. Class 4 shingles are tested to resist impact better than standard shingles, and some Texas insurers offer a premium credit for them. Ask your insurer what applies to your policy before choosing.
What should I do right after a storm?
Photograph any obvious damage from the ground, move valuables away from active leaks, and be wary of crews knocking on doors. Get the roof looked at by a contractor you can reach after the job and keep every document in one place.
Questions
Leaks, skylights and chimneys
Why does my skylight only leak in heavy rain?
Usually the flashing or sealant around the frame has dried out and only lets water past when rain is driven sideways or pools above the curb. Resealing helps for a while, but a proper reflash or a new unit with its own flashing kit lasts much longer.
Water shows up near my chimney. Is it the chimney or the roof?
It can be either. Failed step or counter flashing, a missing cricket on the uphill side and cracked crowns are all common. We water-test sections to find which, rather than coating everything and hoping.
Can a small leak wait until summer?
It is better not to. A slow leak soaks the decking and insulation long before a stain appears, and the next spring storm will find the same gap. Small repairs done early are almost always simpler.
Questions
Replacement and materials
How long does a shingle roof last in San Antonio?
Heat and hail shorten shingle life compared with milder places, especially on south and west slopes and over poorly vented attics. Curling, bald spots and heavy granule loss are signs a roof is near the end, whatever its age.
Does my HOA need to approve a new roof?
Many north-side neighbourhoods require it, especially for colour and material changes. We list the product, profile and colour in the proposal so you can submit it to the architectural committee before work is booked.
Is metal roofing a good choice in the Hill Country?
Standing-seam metal handles heat well, sheds rain quickly and suits ranch-style and Hill Country homes. Heavy hail can still dent it, so the panel gauge and finish are worth discussing before you decide.
Will you repair a flat porch or commercial roof?
Yes. Porches, additions and many commercial buildings have flat or low-slope sections. We repair and replace TPO and modified bitumen, and apply reflective coatings where the existing membrane is still sound.
